Developer Wants to Turn Garland Road into Arboretum Boulevard

Lincoln Property Co. wants to put a grocery store here. Also, it wants to rename Garland Road as Arboretum Boulevard.
Last month, the Advocate quietly reported on Lincoln Property Co.'s plans for the intersection of Garland Road and Gaston Avenue. Starbucks, Freebird's and a grocery store all look to be in the cards. Also -- and this might rile some certain neighbors -- the developer wants to change the name of Garland Road to Arboretum Boulevard.

The details were given during a meeting with the Lakewood Hills Neighborhood Association. I checked with the group's president, Stewart Cockrell, who confirmed the plan, though he said it wasn't clear whether it was Lincoln's idea or the city's.

I've left a message with Lincoln's executive VP Robert Dozier for more details, but nothing official has happened yet. LaShawn Green in the city's planning department said she processes all street name change requests and has not yet seen that one.

The Advocate's Jeff Siegel thinks Lincoln's plans are rather lame but calls the Arboretum Boulevard idea is " so funny that I don't even need to think of a joke to go with it." Given neighbors' near paranoia about the creeping footprint of the Arboretum, I think a lot of people won't find it so humorous.

what's happening with that Beach restaurant/volleyball place that closed at gaston/garland/grand? that's a huge spot that could use some TLC and make it a great neighborhood place.

 @WhiteRockHillsRocks It's still here, but won't be for long. Its lease runs out next spring, and it's not part of LPC's plans going forward. Like I said earlier, good f-in' riddance!

White Rock Blvd!!!!!!   That is the big picture. Once Garland Road is redone and a vision is underway, the Arboretum, is only one thing on the block.  Our streets should not be free advertising for private non-profit organizations.

I am sick and tired of the Arboretum and it's supporters dominating every decision made in this part of Dallas. Almost everyone I know that lives in this part of Dallas doesn't give two shits about the faux culture at the Arboretum. White Rock Blvd. is acceptable if it has to be changed. Seeing Far West gone will certainly be a good thing but we don't need another West Village or Mockingbird Station. If we wanted that we could go to those locations.

Whatever happened to the Garland Road Vision Project? Is there any impetus to hold developers feet to the fire in applying that document, or is it just pie-in-the-sky urbanism? There are a lot of cool parcels of land down Garland Rd, even beyond 635. I think the two cities should get together and turn Garland Ave/Rd into a regional model; redevelop the run-down parcels at Garland and Miller, Garland and Kingsley, and apply the GRVP. Maybe throw a streetcar all the way from downtown Garland to Gaston/Grand, and add bike infrastructure. 

Never gonna happen, though. That would be the right thing to do, and the right thing to do is way too progressive.

Or maybe Jason Roberts and his hat could swoop in and show us eastsiders how it's done.

 @old78Where do you think Jason Roberts got all of his ideas from? The OC and Bishop Arts has been going strong for 15 years. It wasn't until after it became popular with the media, Roberts jumped in as an events planner and opportunist. What is happening in OC is what happened in east Dallas 30 years ago and what happened in Uptown10 years ago.

 @old78 But, where would they put all of the used car dealerships? And, how would Garland make up the revenue from ticketing people for lapsed registration/inspection on that section of road. (Happened to my mother-in-law, and the cop told her that was all he was there to do was write those tickets.)

 @Tim.Covington  @old78 By closing down the DMV office where people normally go to avoid lapses in registration/inspection, I assume.

 

I say just build an elevated freeway (ok tollway) above Garland Road that runs from Fair Park to Wylie and let the ground-level road be the service road, allow redevelopment from there.

While they're at it, they need to do something with Garland Rd. Between Jupiter and Peavy.  It has got to have the most auto repair joints per square mile than any other area in Dallas.

 @mik534 While they're at it, they need to do something with Garland Rd. all the way down to downtown Garland, in my opinion. It has the potential to be a great boulevard, but as it stands, it's a great example of complete lack of forethought in city planning.

 @old78 So if it's property owners... how can it have nothing to do with demographics? It's not like that area would be all tire shops and used car lots if the demographics were different.

this neighborhood is doing great with lots of small businesses. We see Good 2 Go Taco, Goodfriend Beer Garden, Alligator Cafe and now the new Lucky Dog Books. Small fun locally owned businesses. Great places to hang out and meet neighbors. And the old established businesses: Casa Linda Bakery, McShann Florist, Casa Linda Veterinary Clinic. I don't care about the name one way or the other, but there is a cost to small businesses in signage stationary and website updates and for that reason i'm not in favor of changing the name.

Those things are within 3.5 miles of that intersection. That's not far by Dallas standards. Even on a bike, that's not a long ride, were the infrastructure more developed to where you didn't have to brave Garland Rd's traffic to do it. This isn't NYC, with a new neighborhood every block, remember.

 @maps2on2222 That's an exaggeration. Five Points residents don't shop where Parkies do, and vice versa. That's not the case for the Garland Road corridor, where everyone uses Albertson's, Home Depot, Marshall's, Goodfriend, etc.

the article is about changing the name of all of Garland Road, which is why I commented. I drive that stretch of Garland Road from Barnes Bridge to Gaston twice a day every day. It's several neighborhoods, I agree. But my point was directed to the businesses which exist there in the area now and the impact of a name change.

 @old78 My point... is that no one but you and Bill Holston would consider the intersection of Garland/Grand and Garland/Peavy or Buckner to be the same neighborhood and you need to use the most vacuous non-definition of neighborhood to do that.

I say get rid of all the asphalt, green the joint up and put in some low-key al fresco places a la Barton Springs Road in Austin. It'll be like the new Katy Trail places, but without all the high-octane gym rat douchebags and their utterly conventional girlfriends. It's just crazy enough to work.

Just what in the sam hill is wrong with the name "Garland Road"?  It makes it real easy to answer the question: "How do you get to Garland?" ... Well go out Garland Road until ...

 

Before it was called Tom Landry Freeway, it was called the Ft. Worth Turnpike, at least on this end of it ... and I think Amon Carter called it the road to he!! ...

 @GuitarPlayer Your wish may not come true.  Have you seen the new Wal-Mart Neighborhood Market at Marsh & NW Hwy?  They built the back, cinderblock wall parallel to Marsh.  Crappy view with terrible traffic flow to come.  Good luck to the Eastsiders.

They are going to probably need rezoning and want local/state $$ spent to fix that intersection. Neighbors need to figure out that they would/n't like to see there and show up to meetings.

 

Rename it East Grand (extend) up to 635. Fuck Garland.

 @DanTheMan  See and I say we rename it the Garland Expressway and build six elevated toll lanes above it that run from Fair Park to Wylie.  Fuck Lakewood.

 @DanTheMan I think the name change is a good idea. East Grand seems easiest, but I'm open to Arboretum as a name too. I don;t see why my neighborhood should be defined by another suburb. It is so annoying to say I live north of Garland Rd. "Oh Like in Sachse?" NO dammit! in Dallas. Change Plano Rd to Lake Highlands the whole way while we're at it.

 @Los_Politico  No, I have no problem with who or what is there and no I don't think Dallas should/could/would take over anything.  Hell they run anything they put their hands on into the ground and that is where my problem lies.  I know they don't control developers and I just lumped them together because it seems time and time again no matter who or what it is, if its in Dallas its going to be a mess.  Which is a shame because this piece of land has so much potential instead of the sea of asphalt and abysmal buildings that are there now.
