Valley View's Owners: No Plans to Share

• I would love to see the Valley View torn down, the abandoned carlot torn down and probably everything on prestons northbound side up to Alpha to make way for something that could rival West Village. Something that would bring more young professionals back to the City of Dallas. Of course West Village is successful because of dozens of factors this location lacks. But it could become a meeting point for Far North residents, better than the walmart heat island on BeltLine.

• The mall market is dying. Collin Creek is completely dead - one of the anchors is Amazing Jake's a kid's amusement center. Valley View, which I never go to, apparently as well. Willow Bend was a mistake from the beginning and has always been a ghost town. Town East is just plain scary. North Park is the only mall I've been in that seems to be doing well. What happened? The Internet and Super-Target/Walmart has killed off their business.

• Sanguine, you just showed that you really don't know VV. The AMC theater is the top level of the mall. It would probably be next to impossible to knock down everything but the theater, and you would end up with a very odd looking building.

• Can they knock down everything EXCEPT for the AMC Theatre?

• The problem with VV, as I understand, is that like other large malls, the anchor stores are not owned by Macerich, but by the tenants themselves. This would require a redevelopment to involve buying out those parcels, which when added to the costs of demolition, lease buyouts (like with AMC), asbestos removal, etc.. the costs to develop would dictate required rents that are much too high for your typical big box discounter like Target or Walmart which pay next to nothing.

• Well, in a way that kind of answers the question, the market is very clearly not demanding Valley View mall. I'm more curious as to what is going to happen to Willow Bend, anyone else been there lately? It's almost as dead as Valley View.

• I had heard last year that the property would be closed, rezoned, and would become the Prestonwood project with the first new tenant being a Super Target to replace the old declining Target across the way. It sounds like a viable idea except for the huge loss that would be taken by tearing down the almost state of the art AMC Theater. I would be sad to see it go but a plan like that would likely help to improve the neighborhood North & West of the mall.
